A Tale of Two Markets: Why Spokane’s Real Estate Headliners Aren’t Telling the Whole Story

Beautiful modern home with landscaped front yard representing the Spokane real estate market and homeownership opportunities.

Whether you’re buying or selling, today’s balanced Spokane housing market offers new opportunities to achieve your real estate goals.

A Tale of Two Markets: Why Spokane’s Real Estate Headliners Aren’t Telling the Whole Story

If you’ve been scrolling through local real estate headlines or tracking home prices in the Inland Northwest lately, you might find yourself feeling a little confused. One article says the market is slowing down; another says homes are flying off the market in record time.

So, what’s the real story?

As a local Realtor working on the ground every day, I can tell you that the confusion comes down to one major factor: Spokane doesn’t just have one housing market right now. It has two. Depending on your price point and what neighborhood you are looking in, the experience of buying or selling a home in Spokane looks completely different today. Here is a look behind the headlines at what is actually happening in our local micro-markets—and how you can use it to your advantage.

Market #1: The Under-$400K Sweet Spot (Fast and Competitive)

If you are looking at a three-bedroom, single-family home priced under $400,000, you are standing in the hottest market segment in the county. First-time homebuyers, downsizers, and out-of-state relocations are keeping demand incredibly high in this bracket.

  • The Reality: Homes in this price tier—especially charming mid-century properties or well-maintained bungalows in areas like Shadle Park, Garland, or parts of Spokane Valley—are moving to pending status very quickly, often in less than three weeks.
  • The Stat: A huge percentage of homes in this entry-level range are still fetching at or above their asking price because inventory here remains incredibly tight.

The Strategy: Buyers looking in this range cannot afford to hesitate; you need to be pre-approved and ready to write a clean offer. Sellers in this bracket have incredible leverage, but you still need a smart pricing strategy to spark that initial wave of foot traffic.

Market #2: The $400K to $700K Tier (Balanced and Patient)

Step over the $400,000 threshold into the mid-to-upper tier of the Spokane market, and the entire rhythm changes. This bracket includes higher-end properties on the South Hill, larger homes in Five Mile, and properties out toward Liberty Lake.

  • The Reality: Buyers in this space have breathing room. Inventory has climbed significantly, giving buyers the luxury of choice. They are taking their time, touring multiple homes, and comparing features before making a move.
  • The Stat: It is entirely normal for homes in this price range to sit on the market for 30 to 45 days (or more). Price adjustments are common here as sellers recalibrate to match buyer expectations.

The Strategy: If you are buying in this tier, you have the leverage to negotiate on the purchase price or ask for seller concessions to help cover your closing costs. If you are selling, patience and immaculate presentation (professional staging, top-tier curb appeal) are your absolute best friends.

Neighborhood Micro-Markets Matter

To make things even more interesting, location is playing a massive role. Neighborhoods like Deer Park and Cheney are seeing incredibly strong seller performance, while other pockets of the county are seeing inventory sit a bit longer. Even property types are splitting—while single-family resales are moving at a steady clip, the local condo market is currently boasting a much higher supply, offering fantastic opportunities for buyers looking for low-maintenance living.

The Bottom Line

Broad real estate headlines paint the city with a single brush stroke, but a $350,000 home in North Spokane is experiencing a completely different economic reality than a $650,000 home in Liberty Lake.

Whether you are looking to buy or sell this season, general real estate advice just won’t cut it anymore. You need a hyper-local strategy tailored to your exact neighborhood, your property type, and your specific price bracket.

Curious which side of the market your property falls into and what it means for your equity?

Spokane’s Sensory-Friendly Performance Returns

A More Welcoming Nutcracker: Spokane’s Sensory-Friendly Performance Returns

For some families, a traditional night at the theater can be difficult.

Bright lights, unexpected sounds, sitting still for long periods and the pressure to remain quiet can make an experience that’s supposed to be fun feel overwhelming.

That’s why one particular performance of The Nutcracker at The Fox caught my attention this year.

On Wednesday, December 2, 2026, at 6 p.m., The Fox will host a special Sensory-Friendly performance of The Nutcracker designed to make this Spokane holiday tradition more accessible and comfortable for neurodivergent guests and others with sensory needs.

And I think that’s something worth knowing about.

What Makes This Nutcracker Performance Different?

This isn’t a shortened preview or a completely different show.

Guests will experience a full-length performance of The Nutcracker, featuring State Street Ballet, local dancers and the Spokane Symphony.

The difference is in the environment.

For the sensory-friendly performance, adjustments are made to help guests who may find a traditional theater setting challenging.

According to The Fox, the experience includes adjusted lighting, general admission seating with greater flexibility to move during the performance, and sensory support tools available in the lobby.

That flexibility can make a big difference.

Families can enjoy the beauty and excitement of The Nutcracker without some of the expectations that normally come with attending a theater performance.

Making Spokane Traditions More Accessible

One of the things I love about living in Spokane is the traditions that become part of our families’ stories.

Going downtown during the holidays. Seeing the lights. Walking into The Fox. Hearing the Spokane Symphony. Watching The Nutcracker.

But a community tradition is even better when more members of the community have the opportunity to experience it.

The Sensory-Friendly Nutcracker creates space for guests who might otherwise skip a live theater performance altogether.

Parents and caregivers can also arrive knowing that this particular performance has been intentionally designed to offer more flexibility for guests with sensory needs.

There’s something really special about that.

A Full Nutcracker Experience

The sensory-friendly evening still offers the magic people associate with Spokane’s annual production.

State Street Ballet will perform alongside local dancers, with the music of Tchaikovsky performed live by the Spokane Symphony at the historic Martin Woldson Theater at The Fox.

It’s the same beautiful downtown Spokane setting and the same opportunity to experience one of the city’s favorite holiday events—just in an environment designed with additional needs in mind.

If you know a Spokane family who has wanted to experience The Nutcracker but hasn’t been sure whether a traditional performance would work for them, consider sharing this with them. They may not realize this option exists.

This is one of the things I love about Spokane—finding ways for more people to take part in the experiences that make our community feel like home.

And speaking of home, if a move is ever part of your plans—or you’re simply curious about the Spokane real estate market—I’m always happy to be a local resource. No pressure, just help when you need it.

The Nutcracker Returns to The Fox

A Spokane Holiday Tradition: The Nutcracker Returns to The Fox

There are certain things that make Christmas in Spokane feel like Christmas.

The lights downtown. A cold evening with the possibility of snow. Hot chocolate after wandering through Riverfront Park. And, for many Spokane families, an evening at The Fox to see The Nutcracker.

This December, one of Spokane’s favorite holiday traditions returns as the Spokane Symphony joins State Street Ballet for a magical production of The Nutcracker at the historic Martin Woldson Theater at The Fox.

The Nutcracker in Spokane

From December 2–6, 2026, dancers, musicians and local performers will bring this beloved Christmas tradition to life in downtown Spokane.

State Street Ballet will be joined by more than 70 local dancers, while the Spokane Symphony performs Tchaikovsky’s famous score live under conductor James Lowe.

That live orchestra is part of what makes Spokane’s production particularly special. Add in the beautifully restored Fox Theater, and it feels like an evening made for the Christmas season.

Walking into the Art Deco theater on a December night, finding your seats and hearing the orchestra begin is one of those experiences that can quickly become a family tradition.

2026 Spokane Nutcracker Performances

Performances are scheduled for:

Wednesday, December 2 at 6:00 p.m. — Sensory Friendly Performance

Thursday, December 3 at 7:30 p.m.

Friday, December 4 at 7:30 p.m.

Saturday, December 5 at 3:00 p.m.

Saturday, December 5 at 7:30 p.m.

Sunday, December 6 at 3:00 p.m.

Performances take place at Martin Woldson Theater at The Fox, 1001 W. Sprague Avenue in downtown Spokane.

A Spokane Christmas Tradition

One of the things that makes this production especially meaningful is the local connection.

More than 70 local dancers are expected to join State Street Ballet for the 2026 performances, making this much more than a touring production. Spokane families and young performers get to be part of one of the city’s most recognizable holiday traditions.

Somewhere in the audience will be parents, grandparents, siblings, teachers and friends watching someone they know step onto The Fox stage.

That’s the kind of community connection we love to see in Spokane.

A Sensory-Friendly Performance

Spokane families should also know about the special Sensory Friendly performance on Wednesday, December 2 at 6 p.m.

This full-length performance is designed to create a more welcoming environment for neurodivergent guests and others with sensory needs who may benefit from a more flexible theater experience.

Modifications include adjusted lighting, general admission seating with greater flexibility to move during the performance and sensory support tools available in the lobby.

Tickets for the Sensory Friendly performance are available through the Fox Theater box office.

Swan Lake Is Coming to Spokane!

Swan Lake Is Coming to Spokane This November — With a Live Orchestra

There are some performances that feel like more than just a night out. They’re the kind of events that make an ordinary evening feel like something special.

This November, Spokane gets one of those nights.

World Ballet Company is bringing Swan Lake to Spokane on Wednesday, November 11, 2026, at the First Interstate Center for the Arts. And this production comes with something that makes the experience even more special: a live orchestra.

A Classic Comes to Life in Spokane

Even if you’ve never considered yourself a ballet fan, chances are you know something about Swan Lake.

Tchaikovsky’s music, the rows of dancers in white, the famous Dance of the Little Swans and the drama of the Black Swan have made it one of the most recognizable ballets in the world.

World Ballet Company’s touring production brings that classic story to Spokane with 50 international dancers, more than 150 hand-sewn costumes and handcrafted sets. The production runs approximately two and a half hours, including a 20-minute intermission.

And then there’s the music.

Rather than dancing to a recorded soundtrack, this performance features Tchaikovsky’s score performed by a live orchestra, adding another layer to an already dramatic production.

Swan Lake is ultimately a story about love, betrayal, magic and transformation. Add elaborate costumes, beautiful sets, dozens of dancers and a live orchestra, and it becomes a visually stunning production.

For younger dancers around Spokane, it could also be an unforgettable opportunity to see an international company perform one of ballet’s most famous works right here at home.

Evacuated in Spokane? Here’s How to Find Your Mail

Evacuated in Spokane? Here’s How to Find Your Mail

If you’ve been evacuated from your home, you may be wondering where your mail is being held and which Post Office you should visit.

Don’t automatically go to the Post Office closest to your home. Your mail pickup location is determined by USPS based on the facility serving your home address, and that location may change during an emergency.

How to Find Your Mail

1. Check USPS Service Disruptions

USPS posts updates about mail delivery interruptions and temporary pickup locations.

Check current service disruptions:
https://about.usps.com/newsroom/service-alerts/

Look for information affecting Washington and the Spokane area.

2. Find Your Local Post Office

Use the USPS location finder:

https://tools.usps.com/locations/

Enter the address or ZIP code of the home you evacuated from, not where you are currently staying.

Your normal Post Office may not be where your mail is being held, so confirm before making the trip.

3. Call USPS If You’re Unsure

1-800-ASK-USPS (1-800-275-8777)

Give them your evacuated home address and ZIP code and ask:

“Where is mail for my evacuated address being held, and where can I pick it up?”

What to Bring

Bring a valid photo ID when picking up your mail. Ask USPS if additional proof of address is required.

What About Packages?

If you’re waiting for a package, check the carrier’s tracking information for the latest delivery status:
